Positives and work needed listed as follows..
1) 2 smaller bedrooms repainted and carpeted.. One, Middle room light seafoam green with greyish burbur carpet.
2) Another room Light lavender with dark brown carpet with 50 inch new flatscreen TV mounted on wall with adjustable mount in one bedroom.
3) all updated blinds and window drapes added.
4) Living room and hallway repainted Sandstone Tan. (Soon to have carpet laid...or I can keep my carpeting and padding (also deduct 0) if you want to add your own flooring.
5) New 99 plus tax (almost 00) side by side GE refrigerator..(less than a year old) ice maker and water NOT connected yet.
6) New Samsung front load washer and dryer matching set was 9.00 plus 9.00 plus tax (each) when purchased last November)...both on pedestals (valued at 9 plus tax each)..or less, a year old.
8) Has an older GE dishwasher that works but I never use it. Also has a garbage disposal that I think works but the outlets on this side of the counter need to be fixed.
9) Has an older Electric GE range oven and vent-a-hood that
is clean and everything works great on.
10) Master bedroom has older carpeting and walls will soon be re-painted.
11) Dining area has 50 inch Samsung TV on counter area...(if you don't need it I will keep it and deduct 0).
12) Also a microwave oven, 2 crock pots , a Sharp blender, and a George Foreman griller on a bakers rack (if you don't need them I will gladly keep them).
13) Outside siding in process of being cleaned also repainted shutters will be cleaned and mounted.
14) There are some furniture items that can be left behind if you need them.
15) Has central heat and Air Conditioning that works but doesnt blow cold or hot..???
16) Taxes have been paid and TEXAS documents of ownership ready for transferring at sale.
17) ALL plumbing works fine..and hot water heater works great and showerheads have been updated. ...( currently in the process of changing out both bathroom sinks and faucets to porcelain and metal 8" wide faucets (removing the plastic sinks) and changing out toilet guts in master bathroom). Bathrooms nice and clean and towels and shower curtains and shelves can remain in the home if you want or need them. {The idea is to make this offer a "move in ready" situation.. TVs, beds, some furniture...dishes etc IF you need these items it saves you from constantly going out to get these items}
18) THERE IS a small leak in the master bathroom ceiling that drips about 3 ounces of water if a heavy rain occurs...(Im trying to figure out a way to fix that).. Other than that the roof is fine and appears to be less than 6 years old.
19) The home can be moved of course if you like at your expense and your own. It is currently located at Rose Country Estates ( a Mobile Home Park) located in Tyler, Texas near Loop 323 and 271. The lot rent here including water and sewer is approximately 0 to 4 a month. No long term contract is required so you can move it later if you so choose to do so.
20) Photos and updates will be added periodically. As improvements or changes are made.
21) The price is ,500 cash the exception would be a POSSIBLE PARTIAL trade in of a pick up etc. I.e or dump truck that doesn't require CDL ..Im willing to deduct up to ,000 for something I need or want.
